New, Affordable Housing for Low Income Seniors to be Built in Southern Maryland

Construction has kicked off at the newest Victory Housing project, Victory Woods, in Lexington Park. Victory Housing, the award-winning affordable housing agency of the Archdiocese of Washington, will build 75 apartment homes on a 47-acre parcel of land donated by the Archdiocese that is adjacent to Immaculate Heart of Mary Catholic Church.

On September 29, 2010, Rev. Jack Kennealy, pastor of Immaculate Heart of Mary Church in Lexington Park, joined members of the St. Mary’s County Board of County Commissioners and representatives from Victory Housing and Osprey Property Company for the development’s official groundbreaking.

Victory Woods, ideally located near the new Lexington Village shopping center at Buck Hewitt Road and Route 235, will serve seniors aged 62 and over who earn 30-60 percent of the area median income. The facility will include 75 one and two bedroom units ranging from 650 square feet to 943 square feet.

The four-story, wood-framed building will follow sustainable green development and construction standards. The building will have a secure entrance, requiring a security code or card access into the building. Apartments will include a full kitchen with frost-free refrigerator, dishwasher, disposer and abundant cabinet and counter space; wall-to-wall carpeting; individual heat and air conditioning; and wiring for cable, internet and telephone. Community amenities will include a spacious parlor/lobby, library/business center, sitting area, two elevators, resident community room, fitness room, Florida room and front and rear patios.

Victory Housing will own the property and co-develop the project with Osprey Property Company. Osprey has completed several senior housing projects in Southern Maryland. Victory Woods is expected to be completed by late spring 2011. Applications will be accepted approximately four months before the project is completed.
